Decide gross vs net up front: "gross" includes wall thickness, "net" is only usable floor. Real-estate listings and rental contracts mean different things by the same number.

What room area really measures

Room area is the two-dimensional floor surface inside a defined enclosure, measured between the finished wall faces. It is reported in square meters (m²) under the metric system or square feet (sq ft) under U.S. and U.K. customary units. A typical adult bedroom in the U.S. averages around 132 sq ft (12.3 m²); a U.K. double bedroom sits closer to 14–15 m²; a Japanese 6-tatami room is exactly 9.72 m².

The number drives a long list of practical decisions. Flooring orders, paint quantities (via ceiling height and wall coverage), heating and cooling load calculations, rental prices per square meter, and minimum-occupancy ratios for offices all start with floor area. The U.S. Department of Energy uses heated floor area as the primary input for residential energy intensity benchmarks (BTU per sq ft per year). The International Building Code sets minimum habitable room area at 70 sq ft (6.5 m²) with at least one dimension of 7 ft (2.13 m).

How to measure room area step by step

For a simple rectangular room, three steps are enough. Hold a tape measure along the longest wall, take the length corner to corner, then repeat across the shorter direction. Multiply the two numbers. A 5 m by 4 m room is 20 m². A 16 ft by 13 ft room is 208 sq ft.

Use a laser distance meter for anything over 5 m. Tape-measure error on a 10 m wall can easily reach 5–10 cm, which translates to a 0.5–1 m² swing in the area. A consumer laser meter (under $40) is accurate to about ±2 mm at 10 m — better than tape and considerably faster. Measure between the finished wall surfaces, not from the centre line of the wall and not from the outside face. Skirting and trim are usually ignored unless the local convention specifies otherwise.

Room area for irregular and L-shaped rooms

Few real rooms are pure rectangles. The standard technique for any irregular floor plan is to divide the space into shapes you can calculate — rectangles, triangles, trapezoids, semicircles — and add the parts. A kitchen-diner with a return wall splits cleanly into two rectangles. An attic conversion with a sloped knee wall reduces to a rectangle plus a triangle. A bay window is a rectangle plus either a semicircle or two triangles.

For more complex outlines, the shoelace formula handles any polygon. Plot the corners as (x, y) coordinates on graph paper or in a sketch app. The area is half the absolute value of the cross-product sum of consecutive coordinate pairs. Sloped ceilings change the rule for habitable area

Under most building codes, including the U.S. International Residential Code, only floor area beneath a ceiling at least 5 ft (1.52 m) high counts toward habitable area. Under sloped roofs, measure where the ceiling crosses the 5 ft line and ignore the lower triangle. The total physical floor and the legally habitable floor can differ by several square meters in a typical loft conversion.

Gross vs net room area

"Gross" and "net" floor area mean different things in different contexts, and a contract can hinge on which definition applies. Gross floor area (GFA) typically includes the entire footprint between outside wall faces, including all internal walls, columns, ducts, and shafts. Net internal area (NIA, U.K.) or rentable area (U.S.) excludes structural walls, columns, lift shafts, and common areas. The difference is usually 10–15% for an apartment but can reach 25% for an office block with lots of internal partitions.

European real-estate listings tend to publish usable floor area (German Wohnfläche, French surface habitable) under national rules that exclude walls and sometimes count sloped-ceiling space at half value. U.S. listings usually quote gross living area (GLA) under the ANSI Z765 standard, which includes interior walls but excludes garages and unheated basements. Always ask which standard a quoted figure follows before comparing two listings.

Sq ft and ft² are the same; "linear feet" is not

Square feet (sq ft, ft², sf) all refer to two-dimensional area. Linear feet (ln ft, LF) refers to one-dimensional length — usually for trim, baseboards, or moulding. A 200 sq ft room is not the same as 200 linear feet of skirting. Contractors quote both regularly; confusing them on a quote can multiply the order by ten.

Common room area mistakes

Measuring from the outside of the wall

The wall itself is not floor area. Always measure from inside face to inside face. On a typical brick-and-plaster wall, the outside-to-outside dimension can overstate the room by 5–10% — enough to throw off material orders and rental contracts.

Forgetting alcoves, niches, and bay windows

A bay window can add 1–3 m² to a living room. A wall recess for built-in shelving might add half a square meter. Under most national standards, recesses deeper than about 13 cm (5 in) count as floor area. Ignoring them understates the room.

Quoting gross when the buyer expects net

U.K. NIA, German Wohnfläche, and U.S. GLA all give different numbers for the same room. A 100 m² flat under one standard might publish as 92 m² under another. Always state which standard applies on a listing, lease, or sale contract.

Trusting smartphone AR for legal measurements

Google Measure, Apple's Measure app, and similar AR tools typically run 5–15% error, sometimes more in poor lighting or on textured surfaces.
